PROFESSIONAL HOME STAGING
CONSULTATION & PROPOSAL - Required for Hands on Home Staging (60-90 minutes)
What’s provided?
- We will become acquainted and also discuss your goals, expectations and ways to receive the maximum return on investment for your home improvement dollars
- We will go over the 8-step home staging process and walk through the home as a buyer would gathering important “first impressions”
- If time allows, The Room Restyler will visually give you a quick demonstration of the difference home staging makes by transforming one room of your home and, email you those room photos to use in your marketing efforts
- We will end with a proposal based upon the amount of work needed in order to gain a speedy sale and the highest dollar amount for your home
- If a service agreement is initiated, The Room Restyler will gather information and take photos needed for the next visit plus, $25 will be deducted from the staging service selected
HANDS ON HOME STAGING: HALF DAY - (Up to 4 hours) Usually 2-3 rooms completed
What’s provided?
- Using what you already own, The Room Restyler will work with the home seller to make rooms show their finest attributes
- Accessories are brought in to add final touches for the very best photos possible
- Photos will be emailed to the seller and agent for visuals (what to buy) and for internet/flyer marketing use
- Seller will also be provided a Quick Report that provides a checklist to finish remaining rooms themselves, if needed or desired
HANDS ON HOME STAGING: FULL DAY - (Up to 7 hours) Usually 3-5 rooms completed

- Photos will be emailed to the seller and agent for visuals (what to buy) and for internet/flyer marketing use
- Seller will be provided a Quick Report (checklist) PLUS a detailed Action Plan that provides written instruction of ideal changes that should be considered by the home seller for the home to receive a great price
HOME STAGING - WRITTEN ASSESSMENT ONLY
What’s provided?
Accessories Action Plan and Quick Report Checklist
The Room Restyler will do an independent, thorough walk through and evaluation of each room in the home. These two reports will outline necessary changes, trouble areas, and needed fixes for the home to present itself for best showing. Simple remedies and enhancement instructions will be given in order of suggested priority so that the home owner can complete the projects themselves in a time frame that is reasonable for projected listing. The Action Plan will be submitted to both seller and real estate agent, if desired.
INTERIOR REFINING/RE-DESIGN & PAINT COLOR CONSULTING
You pick the room(s) and using what you already own, we’ll make it look its finest. The Room Restyler will be editing and arranging the room’s pieces to show off its best features and play down its trouble spots. Clutter elimination, organizing, furniture layout, accessories and lighting will all be considered and well thought out. You will be left with a design plan that will describe ideas and items you may want to consider investing in when it’s convenient for you.
Note: Emailed digital photos (or consultation) are necessary to make the most of your refinement day

After discussing a budget, The Room Restyler will shop for those accessories or pieces that serve to sell your home or, for better, everyday living. Simple, inexpensive purchases go a long way in changing the look of a room. We know where to go and get “designer discounts” for items purchased for you.
